What buyers and renters should know

Berlin Township vs. Berlin Borough

The municipalities are separate. Confirm the tax municipality and parcel location for any property marketed simply as “Berlin” or carrying a nearby Berlin mailing address.

Established neighborhoods

Much of the township is built out, so inspection of roofs, drainage, electrical, plumbing, HVAC and prior renovations is important.

Route 73 access

Proximity to shopping, restaurants and major roads is convenient, but traffic volume and road noise should be evaluated at the specific property.

Schools

John F. Kennedy Elementary serves preschool–3 and Dwight D. Eisenhower Middle serves grades 4–8. Township students attend Overbrook High School in Pine Hill.

Zoning & permits

Check township zoning and construction records before relying on additions, finished basements, fences, sheds, pools or home-business uses.

Flooding & drainage

Review FEMA mapping, grading, drainage patterns and any property-specific history rather than assuming conditions from the neighborhood alone.
